Project Description

Fred310 is a new industrial park in the south Puget Sound area, completed in 2024. 

Sitework to clear the 310 acre site began in 2022, preparing for multiple phases of construction. 

  • Building D - 753,069 square feet, speculative
    • 40’ clear height
    • 8” slab
    • 126 dock-high and 4 drive-in doors
  • Building E - 782,773 square feet, build-to-suit
    • 18,210 square foot office build-out for Harbor Freight with 12'-28’ tall ceilings includes conference and training rooms, open and enclosed offices, locker rooms and entry lobby
    • 535 square foot CMU guard shack with restroom and breakroom
    • Truck scale and fuel tank
    • 43 standard dock-high doors and 110 dock-high doors with levelers
    • 40’ clear height
    • 8” slab
  • Building G – 611,340 square feet, speculative
    • 40’ clear height
    • 106 dock-high doors
    • 8” slab

Sitework included 770,000 cubic yards of cut/fill, two new county roads through the site, 48” sewer relocate, one 150' railroad underpass bridge, a soldier pile retaining wall, as well as off ramp improvements from Highway 512.
