Des Moines Creek Business Park

Project Description

The Des Moines Creek Business Park is a multi-phased industrial development in the heart of Des Moines, Washington. Sierra Construction was the general contractor for Phases 1, 3 and 4.

Phase 1 of the Business Park included the construction of three buildings, totaling 535,958 square feet. Each building has 30’ clear heights. Building 1B the smallest at 145,154 square feet, while Building 1A is 157,204 square feet and Building 1C the largest at 233,600 square feet. The slope of the site required design considerations, including the layout and size of the buildings. Building 1C is inset into the sloped site, with the East side of the building below-grade.

Phase 3 included the construction of two concrete tilt-up warehouse buildings totaling 502,294 square feet on a 30 acre site. Building 3A is 150,103 square feet with a reinforced structural slab and has a 30’ clear height after the speed bay. Building 3B is 352,191 square feet with a 7” reinforced slab and load baskets, a 36’ clear height after the first column line, and 12,838 square feet of concrete mezzanines. Due to the specific use of Building 3B, there is 6,000 square foot concrete vault inside of the building consisting of an 8” recessed concrete slab with #4 rebar at 6” on-center each-way, which was meticulously inspected by the D.E.A. prior to the concrete pour. The vault itself consists of 25’ tall, 4” thick precast concrete tilt panels, with a 5” thick precast concrete lid. This project is anticipated to receive LEED Silver Certification.

The scope of Phase 3 also included a $3.2 million build-out in Building 3A, and a $14 million build-out (and warehouse upgrades) in building 3B.

Phase 4 of the Des Moines Creek Business Park is situated on a 22.5 acre site right on Pacific Highway, which was previously occupied by Furney’s Nursery. Sitework included moving over 350,000 cubic yards of dirt and the installation of two groundwater detention tanks; 230,000 gallon onsite detention with 170,000 gallon north detention tank and wetland vault. One of the value engineering ideas that the Sierra team brought to the developer and design team was to slope the Building A slab by 0.5% due to the elevation change over the length of the site. This provided a change in elevation of three feet over the length of the building, which substantially reduced the cut-to-fill earthwork and retaining wall needed. Both buildings were built with concrete tilt-up construction, with a 36’ clear height on a 7” slab. Building 4A’s footprint building is 266,000 square feet with 45 truck doors, and the 246,000 square foot Building 4B features 34 truck doors.
