Project Update: Blackbird Apartments

Crews at Blackbird Apartments recently removed the tower crane, in preparation of the final stretch towards completion.

Framing was completed in April and the building is nearly tight to the weather. Concrete decks were poured within the lower hotel units and metal framing within the lower levels is in progress. All unit MEP rough-ins are in progress, and teams will start stocking drywall next week.

Just blocks from Redmond town center, Blackbird will be five stories of wood framed residential units over a story concrete podium with 1.5 levels of parking. Its 159 units will range from studio apartments to 2 bed / 2 bath layouts. The recessed base will create private, covered patios for the five hotel units fronting the street.

The eastside of the U-shaped building will front 159th Place and was designed with street presence in mind. Light gauge metal framework supports the hotel units at street level, and a generous area for street-side landscaping and sidewalk creates street appeal.

Large, long-span glued laminated timber beams support bearing walls above the central courtyard, which is exclusive to Blackbird residents. Facing the west, the courtyard is completely private from the street. This layout also provides daylight to interior units. All residential units on the eastside of the building include a private deck, while units facing the courtyard include a balcony starting on the third level.

The project team includes developer Deal Investments, architect Weinstein A+U, civil engineer DCI and general contractor Sierra Construction.

This project is slated for completion this summer.
