Project Completion: Sumner Ridge

Overlooking the Green River valley, this two-building project sits 100′ above West Valley Highway in Sumner, WA.

Construction began on the 13 acre Sumner site June 2019. The 30′ clear-height buildings feature 24′ high recessed LED illuminated archways, visible from SR 167. Both buildings are 100% leased.

Building B is 110,000 square feet with 27 dock doors. Tenant improvements began once the walls were tilted for the manufacturing tenant. Work included a main office with a second floor steel mezzanine, a satellite production office in the warehouse and 18″ slabs for machining equipment.

Building A is 113,500 square feet with 28 dock doors, and was turned over for tenant build-out.

Sitework included four new retaining walls and the restoration of an existing wall previously damaged by landslides. Bringing water to the sites also required the installation of an automated 6-pump underground booster station which provides water pressure to meet tenant and life safety needs at the building elevation. Offsite work included over ¼ mile of road repair and new utilities in West Valley highway which runs adjacent to the property. In addition to typical landscaping, the surrounding hillsides went under extensive reforestation to remove non-native species and replant native trees and shrubs; approximately 5,400 trees and nearly 14,000 shrubs and ground cover plants were planted around the property.
