A the time of its completion Q4 2024, the Mid I-5 Industrial Park is the largest speculative building in the PNW
Located on 116 acres (82 developed) at 2700 Talley Way in Kelso, Washington, the building is single story, 1,185,327 square foot concrete tilt-up with a 40’ clear height. The Mid I-5 is 650’ deep, double-loaded structure with four 2000 amp switchgear service, 219 dock-high doors, 350 trailer parking stalls, and over 600 vehicle parking stalls. The site also includes an adjacent area to the south that will allow for future building expansion, a yard, or over 300 additional trailer stalls.
The site, which borders the Columbia River on it's western edge, included +/-20’ of dredge sand from the 1980 Mt Saint Helens eruption. Due to ground density and subgrade conditions, engineers required three passes of ;deep dynamic compaction using 10-27 ton weights, totaling over 59,000 drops. Wetland buffer enhancements were completed around the site.
