Maple Valley shopping center getting Walgreens

Sierra Construction last month started construction of a 14,900-square-foot Walgreens store at the Four Corner Square shopping center in Maple Valley that is being redeveloped by Indianapolis-based Kite Realty Group. It is at Maple Valley-Black Diamond Road Southeast and Southeast Kent-Kangley Road.

When finished in May 2014, the store will have a 30-foot-tall entrance with an upper canopy supported by wood beams and a lower steel canopy above the glass storefront. It also will have a covered drive-thru pharmacy.

Sierra is using CMU and metal joists and deck construction. The primary exterior finish will be CMU with steel trellis and canopy accents. Site improvements will include utilites, asphalt paving, sidewalks and landscaping.

The first phase of the Four Corner Square redevelopment opened last spring, anchored by an 18,200-square-foot Grocery Outlet and a 35,000-square-foot Johnson’s Home and Garden. Yeti Yogurt, Taco Del Mar and Subway each took about 1,200 square feet of 11,000 square feet of new space between the two larger stores.

The development also has fast-food restaurants, dentist and chiropractor offices, and other small retailers. Gross leasable area in new and existing buildings is 108,200 square feet. Parking is available for 594 cars.

The design team for Walgreens is: Freiheit and Ho Architects, architect; Dibble Engineers, structural; and Barghausen Consulting Engineers, civil.

Major subcontractors are: Cascade Construction Co., masonry; Archer Construction, fire sprinklers; Lakeridge Plumbing & Mechanical, plumbing; Metro Air, HVAC; and Olsen Electric, electrical.

Sierra’s team is led by senior account manager John Barnes, project manager Travis Torgerson and superintendent Keith Liebhauser.

Kite is redeveloping Four Corner Square in two phases, with the second involving renovations, updated facades and lighting, landscaping and parking lot repairs. Kite is also building a two-lane road connecting Kent-Kangley and Southeast 264th Street.

The Sierra/Freiheit & Ho team also did phase one work, with Lance Mueller & Associates as architect for the new Johnson’s. J.M. Riley Co. built the tenant improvements between Johnson’s and Grocery Outlet.

According to Kite’s website, 34 percent of Maple Valley’s population is made up of children aged 1-17, which is more than any other area in the Puget Sound region.
